How long does a home inspection take?
Most home inspections take 1–3 hours, depending on the size, age, and condition of the home. Larger or older homes may take longer. I take the time needed to thoroughly inspect the property to ensure you receive a detailed and accurate report.

What does a home inspection include?
A standard home inspection covers the major components of the property including the roof, foundation, structure, HVAC system, plumbing, electrical systems, attic, insulation, windows, doors, and appliances. The goal is to identify safety concerns, defects, or maintenance issues so you can make an informed decision about the home.

Should I attend the inspection?
Yes, I highly recommend that clients attend the inspection if possible. This allows you to see findings firsthand, ask questions, and learn more about the home. It’s also a great opportunity to discuss maintenance tips and general care for the property.

When will I receive my inspection report?
You will typically receive your full digital inspection report within 24–72 hours of the inspection. The report includes detailed notes and photos that clearly explain any issues that were found.

What happens if issues are found during the inspection?
It’s very common for inspections to uncover issues, especially in older homes. My job is to identify and clearly document any concerns, not to determine whether you should or should not buy the home. Many findings are minor maintenance items, while others may require further evaluation or repair. The inspection report gives you the information you need to make an informed decision or negotiate repairs with the seller.

Do new homes need a home inspection?
Yes. Even newly constructed homes can have issues. A home inspection provides an independent evaluation of the property to ensure major systems and components were installed correctly and are functioning as they should.
